Manhattan Condominium Report Q1 2013
Manhattan condominiums performed well in the first quarter of 2013. According to data by Miller Samuel, average price per square foot of $1,377 represented an increase of 4.6 percent compared to a year ago. Median price at $1.195 million was a 13.8 percent increase over last year. Inventory level decreased by 35.4 percent.

Manhattan, New York: Sales volume for both condos and coops jumped 17% compared to a year ago, fueled by demand from foreign investors and entry level buyers who took advantage of record low mortgage rates. Specific to condos, sales volume increased by 33 percent.

New York Commercial Property Report
Manhattan tops in multi family transactions in 2010
According to Ariel Property Advisors, Manhattan was New York City's most active borough in multi family transactions in 2010. Total transactions totaled $2.1 billion spread across 170 buildings with an average price of $440 per square foot. Second was Brooklyn with 99 trades totaling $360 million.

* Average price up as much as 14% driven by properties $3 million and above.
* Still lower than peak of 2008 but higher than bottom of 2009.
* Returning to normal (not crazy) growth rate. Expect slow and steady appreciation.
