Manhattan's first week of Reopening
The Manhattan property market was on PAUSE for 15 weeks. This week, as part of Phase 2, we reopened. Property agents are showing again, with masks, hand sanitizers, a lot more disclosures.

Facebook and Amazon Expanding in Manhattan
Just wrote article, Facebook and Amazon are expanding in Manhattan. Facebook is in talks to lease 700,000 square feet opposite Penn Station.Along with Google’s expansion of 1.3 million square feet in Hudson Square, New York is becoming the East Coast’s tech hub.

Closed on foreign client's new launch condo in Gramercy
We just closed on our foreign client's new launch condo last week. Booked at pre-construction stage about two years ago. The building, 200 E 21 St, is targeting LEED Gold certification. Luxury finishings, hardwood floors, marble bathroom.

The art of picking new property projects in Manhattan
Buyers are constantly overwhelmed with ads for new property projects, whether here in the US or even abroad. With so many projects and corresponding beautiful photos, I can imagine how overwhelmed a buyer would be.
Investing in new property projects is one of our focus niches when representing buyer clients from all over the world.
We pick projects with good appreciation potential. Client books the property and wait two years for completion. The advantage is the price discount given to buyers who buy pre-construction (before the building is built).
Factors we look at include demand for the type of property, wow factor and competition from other buildings.

My favorite Japanese restaurants in New York

These are two of my favorite Japanese places in New York. Japanese is popular here. In fact, the most expensive restaurant in the U.S., Masa, is a Japanese restaurant in Manhattan.

Buying a loft in New York
Owning a loft apartment in New York is having one of the ultimate New York assets. While residential condominiums continue to be built, a true loft apartment is scarce. Supply is limited and New Yorkers love lofts (if they can afford it). This is because lofts are:

(ii) Have high ceilings and large windows which make the space feel voluminous

While the last 2 quarters of 2016 saw buyers sitting on the fence and sales volume down, since Trump’s historic win, there has been an increase in sales with Manhattan condos. We focus on buyers of residential condominiums for investment. In Q3 and Q4, there was plenty of time for our clients. Apartments were sitting on the market. But in January alone, we started seeing clients lose deals because of not acting fast enough.

Buying opportunities as sales drop 20 percent

It’s now official. Consistent with my previous updates about now Manhattan being a buyer’s market, recently published reports show Q3 2016 sales volume down 20 percent.

Best type of investment property in New York

Our clients, who are successful business owners or corporate executives from around the world, invest in Manhattan, New York property for diversification and long term stable asset growth. To this end, Manhattan, New York property, given its stable appreciation trend over time, meets the objective very well.
As we often explain to buyer clients, Manhattan property will not appreciate 50 percent a year like in certain emerging countries. This is because Manhattan, New York is not a speculative market. About 70 percent of buyers in Manhattan are locals, buying property to live in. This makes market prices stable. A market becomes volatile when majority of buyers are investors and even more volatile if these investors are from one or two countries.
